Privacy Policy

CHIME Holdings LLC, a Texas limited liability company doing business as Landmen (“Landmen,” “we,” “us,” or “our”), is a Texas land acquisition company. We buy vacant land directly from owners across Texas. This Privacy Policy describes what personal information we collect, how we use and share it, and the rights you have over that information, when you interact with our website at landmen.dev, our direct-mail postcards, our phone calls, or our SMS messages.

This policy covers the public-facing side of our business. It does not cover personal information that may appear in a signed purchase agreement, deed, closing statement, or other transaction document. Those documents are governed by their own terms and by applicable Texas real estate and privacy law.

Summary

  • We collect contact and property information from you, and basic property and owner-of-record information from public county records, in order to make offers to buy land.
  • We use Twilio for SMS and calling, SendGrid for transactional email, Supabase for our database, Vercel for hosting, Cloudflare for bot protection, Open Letter Marketing for postcard fulfillment, and Google Workspace for internal email.
  • We do not sell your personal information to third parties for money. We do purchase and process property-owner records for outreach, which California law treats as “sharing.” You can opt out at any time — see Do Not Sell or Share My Personal Information.
  • Reply STOP to any SMS to opt out of text messages. Email support@landmen.dev to opt out of mail or request deletion of your data.

Information We Collect

Information you provide directly

  • Lead form submissions: the property address or county, your phone number, approximate acreage, county, and your preferred time to be called. Submitted through the form at landmen.dev.
  • Callback requests: your name, phone number, email address (if provided), and the content of anything you tell us during a call.
  • Property information: property address, county, parcel identifier (APN), acreage, access, utilities, existing liens, and any other property detail you share with us or authorize us to pull from public records.
  • Correspondence: the content of SMS messages, phone calls, emails, and letters exchanged between you and our team.

Information we collect from public records

Before sending a postcard or making a cold phone call, we obtain property-owner information from publicly available county-level records and from data vendors that compile those records. This includes:

  • Owner of record, mailing address, and property address
  • Parcel identifier (APN), acreage, zoning, and tax status
  • Phone numbers associated with the owner where such data is lawfully available

We use this information solely to determine whether to make contact, to send a postcard, and to personalize the conversation. We do not publish this information, and we do not resell it.

Information we collect automatically

  • Device and usage data: IP address, browser type, operating system, referring URL, pages visited, and timestamps. We use this data for security (bot detection, rate limiting, fraud prevention) and to improve the site.
  • Campaign attribution: URL parameters (for example ?c=htx-2026-04) that identify which postcard drop or campaign brought you to the site. Used to measure what is working, not to build an advertising profile.
  • Cookies: we use first-party cookies required for session management and for the Cloudflare Turnstile bot-protection challenge. We do not use third-party advertising cookies, ad pixels, or cross-site tracking.

How We Use Your Information

  • To evaluate your property and prepare a written purchase offer
  • To contact you about your property via phone, SMS, email, or mail (with the consent and opt-out controls described below)
  • To schedule and conduct a callback with a real person on our team
  • To coordinate title, survey, and closing through licensed third parties if you choose to sell to us
  • To detect and prevent fraud, abuse, and unauthorized access to the site
  • To comply with legal obligations, court orders, and lawful requests
  • To maintain our books, records, and tax filings

SMS and Phone Communications

By providing your phone number through our web form, by responding to a postcard, or by contacting us directly, you consent to receive SMS messages and phone calls from Landmen regarding your property and potential transactions. Specifically:

  • Message frequency varies based on the stage of our conversation. We do not send recurring marketing broadcasts.
  • Message and data rates may apply depending on your carrier plan.
  • Reply STOP to any SMS to opt out. You will receive a single confirmation message and no further SMS from us.
  • Reply HELP to any SMS for assistance, or email support@landmen.dev.
  • We observe TCPA calling-hour restrictions (8:00 AM to 9:00 PM local time for the recipient) and we honor the federal Do Not Call Registry and our own internal do-not-call list. Ask to be placed on our internal do-not-call list at any time during a call or by email.
  • Our SMS sender is registered under the Twilio A2P 10DLC program. Your mobile carrier may apply per-message fees to messages you send to us; those fees are outside our control.

Opting out of SMS does not affect any signed purchase agreement between you and Landmen. We may still contact you by phone, email, or mail regarding an active transaction.

Direct Mail (Postcards)

We send postcards to property owners identified through public county property records. If you received a postcard and do not want to receive further mail from Landmen, email support@landmen.dev with the property address printed on the postcard, or call (832) 648·1636 and ask to be added to our internal do-not-mail list. We will remove you within ten business days.

Transactional Email

We send transactional email (offer summaries, closing logistics, document delivery) through SendGrid. We do not operate a marketing email list, we do not run newsletter campaigns, and we do not send bulk commercial email subject to the CAN-SPAM Act. If you ever receive commercial email from us by mistake, reply with the word unsubscribe and we will remove your address.

How We Share Your Information

We do not sell your personal information for money. We share information in the following limited circumstances:

  • Service providers (processors): companies that operate infrastructure on our behalf under contractual obligations that limit their use of your data to providing services to us. See the current list below.
  • Transaction parties: if you choose to sell us your property, we share the information required to close the transaction with the title company, closing attorney, escrow agent, surveyor, and recorder of deeds.
  • Legal compliance: when required by subpoena, court order, or other lawful request; to enforce our Terms of Service; or to protect the rights, property, or safety of Landmen, our team, or others.
  • Successor entity: if Landmen is acquired, merged, or reorganized, your information may transfer to the successor entity under the same commitments in this Privacy Policy.

Current service providers

We review this list when we change vendors. As of the effective date above, our processors are:

  • Supabase — database and authentication hosting (United States)
  • Vercel — website hosting and serverless compute (United States)
  • Cloudflare — bot protection (Turnstile) and network security (United States)
  • Twilio — SMS messaging and voice calling, including A2P 10DLC registration (United States)
  • Twilio SendGrid — transactional email delivery (United States)
  • Open Letter Marketing — direct mail postcard printing and fulfillment (United States)
  • Google Workspace — internal email and productivity (United States)

Data Retention

We retain lead records, correspondence, and transaction documents for as long as we have an ongoing relationship with you and for as long as required to meet our legal, tax, and accounting obligations. In Texas, that typically means at least seven years after the last interaction or after a closed transaction, whichever is later. We retain SMS logs for the period required by Twilio and the mobile carriers (typically at least 90 days) plus our own retention period. You may request earlier deletion by emailing support@landmen.dev, subject to the legal holds described above.

Data Security

We use industry-standard technical and organizational measures to protect your information, including TLS encryption in transit, access controls on our database, Turnstile bot protection on public forms, rate limiting, and audit logging. No method of transmission over the internet or method of electronic storage is 100% secure, and we cannot guarantee absolute security.

Your Rights

Every individual we correspond with, regardless of state of residence, has the following baseline rights. Contact us at support@landmen.dev to exercise them:

  • Request a copy of the personal information we hold about you
  • Request correction of inaccurate information
  • Request deletion of your personal information, subject to legal-hold exceptions
  • Opt out of SMS (reply STOP), phone outreach (ask during a call), or postcards (email us)

We will acknowledge your request within fifteen days and substantively respond within forty-five days, subject to one forty-five-day extension for complex requests. We may ask you to verify your identity before processing a request — typically by confirming the property address and phone number we have on file.

California residents

California residents have additional rights under the California Consumer Privacy Act (CCPA), as amended by the CPRA, including the right to know, the right to delete, the right to correct, the right to limit use of sensitive personal information, the right to opt out of the sale or sharing of personal information, and the right to non-discrimination for exercising those rights. Texas residents

The Texas Data Privacy and Security Act (TDPSA) generally applies to businesses that process the personal data of larger numbers of Texas consumers than we currently do. Regardless of whether we are subject to the TDPSA at any point in time, we honor the same baseline rights described above for Texas residents. Texas residents who believe we have not responded appropriately may contact the Texas Attorney General’s Consumer Protection Division.

Children’s Privacy

Our services are directed to adult property owners and authorized agents. We do not knowingly collect personal information from individuals under 18. If you believe a child has submitted information to us, contact support@landmen.dev and we will delete it.

Changes to This Policy

We may update this Privacy Policy. We will post the updated policy at this URL with a revised effective date. Material changes — for example, adding a new category of data collection or a new service provider that processes your information — will be noted at the top of the page for at least thirty days.
