“Landmen” is a trade name of CHIME Holdings LLC, a Texas limited liability company. The real estate transaction that Landmen proposes is meaningfully different from a listing-based sale with a real estate broker. This page exists so every owner we speak with understands those differences before accepting an offer.

When we offer to buy your land, we are buying it for our own account as a principal. We are not listing your land, we are not representing you, we are not representing a third-party buyer, and we are not collecting a commission.
Landmen is not a real estate broker. Under Texas law, a person or entity buying real property for their own account is not required to hold a real estate broker license to do so. We do not act as your agent, your broker, your fiduciary, or your representative at any point in the transaction. If you want an advocate on your side of the deal, retaining your own licensed real estate broker or real estate attorney is always appropriate.
Our offers reflect wholesale investment pricing, not retail fair-market value. We buy land to resell at a profit, typically by improving marketability (clearing title exceptions, surveying, occasionally entitling) and then listing or assigning the property to a retail buyer. An offer from us will generally be lower than what a patient retail listing with a broker could produce over several months.

If our price is lower than you hoped, we will say so and we will suggest alternatives: listing with a local broker, a seller-financed sale, or simply holding the property. We do not pressure closes.
Nothing on this website, in our postcards, in our phone calls, in our SMS messages, or in our written offers constitutes legal, tax, or financial advice. Selling real property has legal, tax, and personal-finance consequences that depend on your specific circumstances. Before signing any purchase agreement, you should consult your own attorney, accountant, and financial advisor.
Any written offer we extend is subject to: (a) clear and insurable title at a title company of our selection, (b) a satisfactory survey if one is warranted, (c) access, mineral, environmental, and taxing-district diligence customary for Texas vacant land, and (d) the seller’s authority to convey. If diligence reveals a material issue not disclosed in our initial offer, we may adjust the offer or withdraw it. We will tell you why in writing.
No offer is binding on either party until both Landmen and the seller have signed a written purchase agreement. Verbal discussions, emails, SMS, and this website do not create a binding purchase agreement.
We close through independent, licensed Texas title companies. The title company issues the title commitment, conducts the closing, holds earnest money in escrow if any, records the deed, and disburses funds. The title company is not our employee and does not represent us. The title company represents the integrity of the closing.
If a survey is required, it is performed by an independent, licensed Texas land surveyor of the title company’s or our selection. You will receive a copy.
We do not collect earnest money or any other consideration from you on the website or during a phone call. Any earnest money is deposited with the independent title company after both parties sign a purchase agreement, in an amount stated in that agreement.
Many Texas landowners hold surface rights but not the full mineral estate, and in some counties the wind or groundwater estate has been severed separately. When we make an offer, we will specify whether we are purchasing the surface only or any severable estate. If you are uncertain what you own, tell us and we will research title before pricing the offer, at no cost to you.
Landmen complies with the federal Fair Housing Act, the Texas Fair Housing Act, and all applicable local fair-housing laws. We do not make or decline offers on the basis of race, color, religion, national origin, sex (including sexual orientation and gender identity), familial status, disability, age, military status, or any other classification protected by law.
Any seller testimonial displayed on this website reflects an individual past experience and is not a guarantee of the outcome of any specific future transaction. Every parcel and every seller situation is different. Pricing, timing, and outcomes in your case may differ from any testimonial shown.
Before sending a postcard, we obtain owner-of-record and parcel information from public Texas county property records and from data vendors that compile those records.
