Why did I get a letter from you?
We mail owners of vacant land identified through public county property records. If a letter reached you, those records show you own land in a county where we’re actively buying. Receiving one doesn’t obligate you to anything — and if you’d rather not hear from us again, one call or email removes you from our mailing list.
What is the reference code on my letter?
A short code that tells us which letter — and which property — you’re contacting us about, so the person calling you back is already prepared. Enter it in the form or read it out when you call. It’s optional — a missing or mistyped code never holds anything up.
How do you come up with your number?
From the county’s own data — appraisal records, recent sales of comparable land nearby, access, and flood exposure. When we send an offer, the reasoning comes with it, so you can see exactly how we got there.
What does this cost me?
Nothing. No commissions, no fees, and we typically cover standard closing costs. The number on the offer is the number you receive at closing.
I’m behind on the property taxes. Is that a problem?
Usually not. Back taxes are typically settled at closing out of the sale proceeds — you don’t need cash up front to sell, and you walk away with the balance.
How fast can this happen?
As fast as the title company can clear it — weeks, not months, in most cases. You pick the closing date, and the money arrives at closing.
Do I have to accept your offer?
No — and there’s no penalty for saying no. The offer comes in writing and stays open. Take it to your family, your accountant, or another buyer. If our number isn’t right for you, you’ll still know what your land is worth to a serious buyer.
What kind of land do you buy?
Vacant land across Texas — wooded acreage, open pasture, small residential lots, rural tracts. Our deepest focus is the Houston, Dallas, San Antonio, and Austin metros, but we look statewide. We may decline to make an offer on properties that don’t fit what we buy; if so, we’ll say that plainly rather than send a lowball.
I inherited the land, and other family members own it with me. Can you still buy it?
Often, yes — inherited land with several owners is one of the most common situations we see. The title company confirms exactly who needs to sign, and if estate paperwork is required we’ll tell you plainly what they need. We’re patient with this; it doesn’t scare us off.
Do I need a survey or an appraisal before contacting you?
No. We research the parcel ourselves from county records and comparable sales. If the transaction ends up needing a survey, that gets handled in the closing process — you don’t need to order anything before talking to us.
What happens after I submit the form or call?
A real person calls you back — usually within 15 minutes during Texas business hours (9am–6pm CT). If you reach out after hours, our assistant Casey takes the details and a real person calls you first thing. We research the property, have an actual conversation about your situation, and if it fits what we buy, you get a written offer within a few business days. Offers are conditional on title, diligence, seller authority, and a written purchase agreement.
Will you share or sell my information?
No. We buy land as principals — we are not a broker, agent, or lead reseller, and we don’t sell contact information. The details are in our privacy policy, and text-message updates are always optional.
Is Landmen legitimate?
Fair question — check us before you call. We’re CHIME Holdings LLC d/b/a Landmen, registered with the Texas Secretary of State (filing #806548758). We publish our identity, role, and what we are not (a broker, a lender, a government service) at landmen.dev/verification, and you can look the entity up directly with the Texas Secretary of State.
